North County Market Update - February 2026
“How’s the market?” is the question I’m asked most often right now, and my answer lately has been the same every time: it’s interesting. Not bad. Not crazy. Just interesting. Prices are holding steady, buyer activity has improved, and more homes are coming to market, but the demand is still very specific. Buyers are active, especially when a home is priced well, well-prepared, and easy to understand.
What This Means for Sellers
For sellers, February showed a market that can still create strong results, but only when the home is positioned correctly.
In North County San Diego, the median sales price reached $1,175,000, up slightly from the prior rolling 12-month period. New listings were also up 4.0%, which means buyers have more homes to compare than they did last year. At the same time, days on market increased to 35 days, showing that homes are taking longer to sell overall.
This is why the first impression matters so much. Buyers are not simply reacting to the market as a whole. They are responding to specific homes that feel well-priced, well-maintained, and aligned with what they are looking for.
Homes that need significant work, feel dated, or are priced too aggressively are still sitting. But homes that are prepared properly and priced in line with current demand can still generate strong early interest, especially in the lower price points where buyer activity remains the strongest.
